Virginia home sales, listings rise in June

Halfway through 2026, Virginia’s housing market continues to strengthen. June saw more listings, more sales and homes continuing to sell quickly, according to a Tuesday report from Virginia Realtors.

The trade association reported that 11,598 homes were sold in June, a 7.6% increase from last year’s 10,775 homes sold and up 6% from May’s 10,940 sales. There were 9,791 pending sales in June, a 3.1% increase from last year. However, that was about a 7.1% drop from the 10,542 pending sales in May.

The statewide median sales price was $460,000 in June, about $14,000 higher than June 2025, a 3.1% increase. The association reported that about 61% of Virginia’s local markets recorded price growth. The largest percentage gain was in the Danville region, the Eastern Shore and the Northern Neck.

There were 15,475 new listings last month, a 13% year-over-year increase, and 26,758 active listings statewide, about 2,500 more than a year earlier. This is the largest June statewide inventory of active listings since 2019, according to Virginia Realtors.

“Even in a rate‑sensitive market, buyers are responding to the additional inventory coming online,” Virginia Realtors Chief Economist Ryan Price said in a statement. “Listings are growing at a double‑digit pace, and the market is absorbing that supply quickly.”

Statewide, homes spent a median of 12 days on the market, the same as June last year.

“Strong listing growth and steady buyer activity are defining this summer’s market,” Virginia Realtors 2026 President Curt Reichstetter, co-owner and broker of Two Dog Realty, said in a statement. “Homes are selling quickly, and sellers are still achieving their asking prices. It’s a clear sign that demand remains resilient in the commonwealth.”
