Eli Lilly buys Goochland property for $38.3M

Eli Lilly & Co. has purchased 227 acres in Goochland County for $38.3 million, property that will be home to the pharmaceutical giant’s $5 billion manufacturing plant announced in September 2025.

The land was purchased from Markel Properties, a limited liability corporation connected to Henrico County’s Markel Group. According to Goochland County property records, the land at 12575 and 12691 West Creek Parkway was valued at $25.18 million, and the sale was closed July 22. Markel purchased the land in 2005 for $18.1 million.

Eli Lilly‘s West Creek facility, nicknamed Project Hockney, is expected to be completed by 2030 and create 650 permanent jobs. According to county records, the company intends to start site work in August, including clearing, demolition, grading and underground utility installations.

Engineering company Dewberry and Eli Lilly submitted applications for stormwater management and land disturbance permits in June, along with other construction plans.

Eli Lilly’s facility will be neighbors with CarMax’s headquarters and Capital One’s campus in West Creek, just over the Henrico-Goochland county line.

In June, Denver data center developer Tract announced plans to build a 900-megawatt data center campus on 872 acres in the Tuckahoe Technology Park, a proposal that already has met local resistance and does not yet have electric power or water infrastructure needed to host multiple data centers. In its pre-application, Tract said the campus would build on prior investment in West Creek and complement Eli Lilly’s plant. Tract officials said the project is in early stages and have not disclosed when they plan to file an application.
