Monday Properties said Tuesday that it has renewed a 53,000- square-foot lease at 1515 Wilson Blvd. in Arlington with Tetra Tech AMT, an IT and aerospace management service provider to government and private sector commercial customers.
Tetra Tech will occupy the top five floors of the building, which includes relocating a portion of its workforce now located on the third floor to a newly constructed eighth floor.
According to Monday, the reconfiguration provides Tetra Tech with a continuous space. Monday Properties also has agreed to provide the tenant with new rooftop signage as part of the renewal agreement. Tetra Tech has been a tenant for close to 18 years at the building.
“Tetra Tech AMT’s renewal continues the positive response to the extensive renovations and new on-site restaurant options at 1501 and 1515 Wilson, with the top floors of both buildings leasing in the last four months. We are very encouraged by the recent leasing and retail activity in Rosslyn which has now clearly transitioned into a preferred location for attracting and retaining a highly educated workforce,” Tim Helmig, president and COO of Monday Properties, said in a statement.
In recent years, Monday Properties said it has invested more than $5 million in capital improvements to 1515 and 1501 Wilson Boulevard, including a renovated lobby and elevators, new HVAC systems, improved public areas, a tenant-only fitness facility, andlarge outdoor plaza. The plaza has a putting green, bocce courts and ping pong tables.
With the lease renewal, 1515 Wilson maintains a 90 percent occupancy rate.
Cathy Delcoco and Brad Davis of CB Richard Ellis represented Tetra Tech in the transaction. Monday Properties was represented in-house by Helmig, John Wharton and Deniz Yener.
