Fredericksburg industrial buildings sell for $4.14M

Manassas Park-based Juliad Holdings LLC purchased two warehouse/industrial buildings in Fredericksburg for $4.14 million, Bethesda, Maryland-based commercial real estate firm Finmarc Management Inc. announced Monday.

The buildings comprise 51,000 square feet in Juliad Court, approximately one mile from state Route 17 and Interstate 95, and were leased to four tenants at the time of the sale.

The two buildings were part of a 15-building portfolio owned by Finmarc  located mostly within the Featherstone Industrial Park in Woodbridge, but also included the two Fredericksburg buildings. The entire portfolio comprises more than 750,000 square feet of industrial and warehouse space. 

Finmarc was represented by Caulley Deringer and Andrew Hassett of Houston, Texas-based commercial real estate company Transwestern, and the buyer was represented by Jonathan Gardner of Fredericksburg-based Coldwell Banker Commercial Elite. Joseph Hoffman of New York-based law firm Kelley Drye & Warren LLP provided legal services for the seller.

Founded in 1987, Finmarc manages a portfolio consisting of nearly 6.6 million square feet of property in Virginia, Maryland, Delaware, Pennsylvania and Washington, D.C.
