Tenant has multiple locations across the US and Mexico

A national business-to-business distributor specializing in apparel, T-shirts and promotional textile products has signed a six-year lease for 95,598 square feet at the Robinson Terminal complex in Springfield, according to Boosalis Properties, a Woodbridge-based commercial real estate brokerage.
George Boosalis, principal broker for the firm, which represented the tenant, called the deal “one of Northern Virginia’s largest industrial lease commitments this past year” in a Jan. 6 news release.
Boosalis declined to identify the tenant Friday, saying: “I’ve been under the sworn secrecy of an NDA.” He also declined to disclose financial terms of the lease.
The deal was made in early 2025, but it wasn’t ratified until the end of the year after the owner completed electrical upgrades required by the tenant, according to Boosalis.
“I can disclose that the tenant is using high-end manufacturing equipment,” he said.
The property was built in 1959 and is owned by Robinson Terminal Warehouse Corp., according to Fairfax County records. That entity is listed as inactive by the State Corporation Commission.
The tenant leasing the property at 7201 Wimsatt Road has multiple locations across the United States and Mexico, according to Boosalis Properties, and this is its first East Coast expansion.
The property features active rail spur access and easy access to Interstates 95, 395 and 495.
