Some downtown area office space in Charlottesville has changed hands in a market that has seen limited supply.
Two entities tied to Anna Y. Chytla bought for $1.4 million two condos located in 105 Monticello Ave. in Charlottesville, according to city property and State Corporation Commission records.
One of the condos, numbered 101,was purchased last week for $640,244 and the other, numbered 201, sold at the same time for $759,756, Charlottesville property records show.
The condo at 101 was sold by an entity called Map V LLC, which bought it in 2008 for $561,567. The other condo was sold by the same company, which bought the other condo in 2010 for $575,000.
Both of those entities list a principal office at 923 Gardens Blvd. and Richmond attorney Phillip H. Goodpasture as their registered agent.
Two different entities called San River Real Estate LLC and San River Real Estate II LLC each bought one condo. According to Cushman & Wakefield | Thalhimer, the condos were purchased as an investment.
Thalhimer’s John Pritzlaff and Jenny Stoner represented the seller in the deal.
Charlottesville’s office market has dealt with below-average vacancy rates with limited supply. There are a number of developments in the works aiming to tap into pent up demand. One project called 3Twenty3 is planned to add a five-story office building to downtown.
Elsewhere in the area, a 1,935-square-foot condo at 1415 Rolkin Court was bought for $542,000, Thalhimer said. Arcuri Group LLC, a personal security education firm, was the buyer and will occupy the space which sits just outside Charlottesville's city limits. Thalhimer's Jenny Stoner represented the buyer in the deal.
