An office building in Spotsylvania County sold for $3.8 million, Cushman & Wakefield | Thalhimer announced March 24.

The office building, Deep Run Building C, is 42,216 square feet and was 100% leased at the time of the transaction. It is located at 11905 Bowman Drive, which is less than a mile from the Rappahannock River and Dixon Park.

The building lost 78% of its occupancy when a tenant left the building more than a year and a half ago, but Cushman & Wakefield | Thalhimer marketed the empty 33,000 square feet for 18 months and backfilled the property with new tenants to fill its occupancy.

DRBC Fredericksburg LLC purchased the building where Thalhimer will provide leasing and management. Wilson H. Greenlaw Jr. of Cushman & Wakefield | Thalhimer handled the leasing and the sale negotiations for DRBC Fredericksburg LLC.
