Two Ashburn office buildings sold for $46.5 million, New York City-based real estate company Newmark Knight Frank announced Tuesday.

The buildings at 20130 and 20135 Lakeview Center Plaza are Class A buildings and were purchased by New York City-based investment management company Innovatus Capital Partners. The buildings total 204,129 square feet and sit on 13.1 acres.

The Lakeview East and West buildings were built in 2009 and are located at the intersection of Route 7 and Loudoun County Parkway — approximately 10 miles from the Dulles International Airport. The buildings were 96% leased at the time of the sale to tenants including Electronic Transaction Systems Corp., PAE, Fluor Enterprises Inc., Curtiss-Wright Corp. and HSP Direct LLC.

NKF’s Executive Managing Directors Jud Ryan and James Cassidy represented the seller, Washington, D.C.-based MidAtlantic Realty Partners LLC (MRP Realty), in the transaction.
