The U.S. General Services Administration (GSA) announced a new lease agreement Wednesday for the Transportation Security Administration’s national headquarters. The agency said the agreement saves taxpayers more than $95 million over the 15-year lease term, while providing TSA with more efficient space for 3,400 employees who work to protect the country’s transportation systems.
TSA will fully occupy 625,000 square feet at the Victory Center Building at 5001 Eisenhower Ave. in Alexandria by spring 2018. According to the GSA, the rental rate at $36 per square foot is more than 25 percent below projected market rents. The agreement also provides the government with over $50 million for tenant fit-out costs and other transition-related expenses.
“The new lease agreement allows TSA to consolidate four locations into one at a rental rate and utilization rate that will ensure the agency is more efficient and effective in executing its mission,” Darren Blue, GSA’s public building commissioning for the National Capital Region, said in a statement.
The TSA’s decision represents the second recent major relocation to Alexandria by a major federal agency. The National Science Foundation is relocating 2,100 employees to a new building going up in Alexandria's Carlyle neighborhood.
After an open competitive procurement process, the TSA agreement was awarded to a Prudential-owned company, Eisenhower Real Estate Holdings LLC.
TSA headquarters will remain at its current leased spaces at 601 and 701 S. 12th Street in Arlington while Eisenhower Real Estate completes construction and tenant build-out of the facility.
