Route 58 Indoor Karting leases more than 80,000 square feet in Portsmouth

Route 58 Indoor Karting, a new family entertainment venture in Portsmouth, has leased 80,783 square feet of space at the Victory West Shopping Center on Airline Boulevard.

Shopping center owner Mike Zarpas says he’s doing a joint venture to open a facility in about two weeks that will offer indoor go carts, an inflatable bounce area and paintball.

Zarpas’s partner is Jason Yarema, who runs G-Force Karts, an indoor go-cart racing track in Richmond. In Portsmouth, Zarpas plans about 75,783 square feet of ground floor space with a 5,000-square-foot ,second-floor overlook area over the track, paintball arena and inflatable zone. The project also will house a concession area, party rooms and office space.

Zarpas, a broker for S. L. Nusbaum Realty Co., in Norfolk, says he trying to give the Portsmouth shopping center a family entertainment flair. “I’m redoing the whole property as a family entertainment center. We’ve signed three entertainment uses, and I just signed another lease for another space.“

Coming next month is the opening of Atlantis Games & Comics in 4,018 square feet of space.

According to Zarpas, the 167,129-square-foot Victory West Shopping Center is about 78 percent leased and also includes retail and service uses.
