Duesenberg Properties LLC has purchased the Exchange Place office building at 1313 E. Main Street in downtown and plans to convert the property into a mixed-use project with 63 apartments.

The company paid $3.9 million for the 78,800-square-foot building, according to Cushman & Wakefield | Thalhimer, which brokered the deal.

The seller was Exchange Place Limited Partnership.

The property will be converted into a mixed-use asset consisting of commercial ground floor space of 4,000 square feet, the apartments and office space.  On-site amenities will include a gym and parking. Some of the building’s tenants, including Style Magazine, have moved out.

Suzanne L. White of Thalhimer handled sale negotiations on behalf of the seller while Austin H. Newman, also with Thalhimer, represented the buyer.
