HCA Health Services of Virginia to build a new emergency center in Hanover County

C-4 Development LLC has purchased a 2.8-acre site for $1.3 million from Crosland Rutland LLC in Hanover County. Cushman & Wakfield | Thalhimer, the broker in the transaction, said HCA Health Services of Virginia Inc. has entered into a build-to-suit lease with C-4 Development for a 22,000-square-foot emergency and imaging center. It will be located at the intersection of Route 301 and Atlee Road, at 9275 Chamberlayne Road, in Rutland Commons.

This will be HCA ‘s second emergency center in the Richmond area. The $10 million project is expected to open in spring of 2014. It will offer 12 treatment rooms, advanced imaging services and will be a department of Henrico Doctors’ Hospital.

Connie Jordan Nielsen and Nicki Jassy of Thalhimer represented the seller in the transaction.

David M. Smith of Thalhimer handled lease negotiations on behalf of HCA.
