Fairfax medical office buildings sell for $46 million

Two medical office buildings in Fairfax County have been sold for $46 million.

The four-story buildings at 3650 and 3700 Joseph Seiwick Drive on the Inova Fair Oaks Hospital campus total 158,338 square feet.

Seavest Healthcare Properties sold the properties to Healthcare Realty Trust.

The buildings, which flank the 182-bed Inova Fair Oaks Hospital, are 73% leased to 32 tenants, including Inova Fair Oaks Hospital and Fairfax Family Practice Centers.

Other tenants include medical practices in pulmonology, critical care, clinical skin care, primary care, ob-gyn, vascular surgery and urology.

Avison Young, a Toronto-based commercial real estate services firm, represented Seavest Healthcare in the sale. 

Led by principals Jim Kornick, Chip Ryan and Michael Yavinsky and vice president Georgiana Condoiu from the Avison Young’s Washington office, the group also included principals Mike Wilson and Erik Foster and executive vice president  Mark Johnson from the Chicago office.
