The National Protection and Programs Directorate (NPPD) has renewed and expanded its lease for five more years at Jefferson Plaza, at 1401 S. Clark St. in Arlington. The agency is expanding from 37,660 square feet to a lease of 56,475 square feet, picking up an additional 18,815 square feet.
The Colliers International Government Solutions team represented Lowe Enterprises Investors on behalf of its pension fund client, and the General Services Administration represented itself in the transaction.
A division of the Department of Homeland Security, the NPPD leads missions to reduce risk to the nation’s critical physical and cyber infrastructure. It operates through four subdivisions: the Federal Protective Service, Office of Cyber Security and Communications, Office of Infrastructure Protection, and US-VISIT.
The lease is not set to expire until April 30, 2015; however, the NPPD’s immediate need for additional space prompted early lease renewal negotiations.
Lowe Enterprises Investors acquired Jefferson Plaza on behalf of a pension fund client in 2008. The property, located in the Crystal City submarket of Arlington, is operated by Lowe Enterprises, a Los-Angeles-based investment, development and management firm.
Lowe recently renovated the building’s base building system and common areas, earning a LEED certification at the silver level from the U.S. Green Building Council.
