Property 96% leased at time of sale

A three-story mixed-use commercial building in Fairfax sold for $1.8 million, Norfolk-based S.L. Nusbaum Realty Co. announced this week. 

Located at 3950 Chain Bridge Road, The Moore-McCandlish House is a 6,550-square-foot historical building constructed in 1840. The property, which sits on 0.48 acres, was 96% leased at the time of the sale, according to S.L. Nusbaum. 

The property includes 12 separate rental spaces. Tenants (some of which rent more than one of the spaces) include Hamrock’s restaurant, Gordon’s Insurance, Metamorphosis Counseling, Blue KamenBenefits and January Project LLC. Robinson Law PLLC recently moved out and January Project took three of its five spaces, with two remaining vacant, says Mike Zarpas of S.L. Nusbaum. 

Gloria Pizzeria LLC purchased the property from DJD LLC. Zarpas represented the seller during the transaction.
