Texas chain paid $14.8M for 35+ acres near I-95

Buc-ee’s plans to open a location in County have moved closer to reality, as the Texas-based travel center chain has purchased more than 35 acres near Interstate 95’s Exit 140.

said Thursday that paid $14.8 million for the site, located in the northwest quadrant of Interstate 95 and Courthouse Road. The company plans to build a 74,000-square-foot travel center there. In May, Stafford supervisors approved rezoning and conditional use permit for the property, allowing the project to move forward.

Once completed, the site will feature 120 fuel pumps, 24 electric vehicle charging spaces and 830 parking spaces. The project is expected to create about 200 jobs and generate nearly $1.9 million annually in the county’s general fund revenue. Buc-ee’s, which opened its first Virginia location in Rockingham County last year, has not announced a construction timeline.

Nathan Shor and Reid Cardon of S.L. Nusbaum facilitated the transaction.

“This transaction represents another successful collaboration with Buc-ee’s and underscores the strength of well-positioned land along major transportation corridors,” Shor said in a statement. “We are proud to play a role in supporting Buc-ee’s continued growth in the region.”

The selling entities included Rocky Ridge Joint Venture and limited liability company NSA East.

S.L. Nusbaum said Thursday that while the transaction has officially closed, there is no definitive timeline for the groundbreaking or opening date of the location. Buc-ee’s declined to comment.

According to Nusbaum, the location offers great accessibility and exposure along one of the East Coast’s most heavily traveled north-south routes.

In May, the Board of Supervisors voted 5-2 to approve a rezoning and conditional-use permit for the Buc-ee’s travel center. The proposal drew significant opposition from neighboring residents, who opposed the project over traffic, noise and property value concerns.

However, supporters pointed to jobs, tax revenue and enthusiasm for the brand. Buc-ee’s has a third location in New Kent County in the works, although the opening has been delayed until 2031, the company confirmed in December 2025.

Founded in 1982, Buc-ee’s has 54 locations across Texas, Alabama, Colorado, Florida, Georgia, Kentucky, Missouri, Mississippi, South Carolina, Tennessee and Virginia. The travel centers are known for their clean restrooms and food offerings, including brisket and Beaver Nuggets.
