Associated Distributors is building a 198,000-square-foot warehouse in Richmond

Liberty Property Trust said Monday that it has broken ground on a build-to-suit warehouse development for Associated Distributors LLC, a fine wine and spirits distributor, and a subsidiary of the Charmer Sunbelt Group in Sandston.

The 198,000-square-foot building will include a 32-foot cross dock facility, a two-story office and trailer parking. The project is designed to achieve LEED certification.

“Associated Distributors has been an exceptional partner in this development, and we are thrilled that we’ve been able to assist them with their growth needs,” Brian Felton, senior director of leasing and development for Liberty’s Richmond region, said in a statement.

Liberty purchased the 94-acre site specifically for the build-to-suit project. It’s located on Technology Boulevard, adjacent to White Oak Technology Park.

Dale Farino, president of Associated Distributors, said the new building should be a facility “ that we can operate out of for many years to come. ”

The architect for the project is Triad Design Group out of Greensboro, N.C. The civil engineer is McKinney & Co. from Ashland, and the general contractor is ARCO Design/Build based in Atlanta.

Dana Dame, senior development director at Liberty is overseeing the project. Liberty, a real estate investment trust based out of Malvern, Pa., has a portfolio of 105 million square foot portfolio including 729 properties that provide office, distribution and light manufacturing facilities to 1,700 tenants. 

The Charmer Sunbelt Group is based out of New York.
