DoD renews for 258,248 square feet in Falls Church

The U.S. General Services Administration, on behalf of the Department of Defense (DoD), has signed a 10-year, 258,248- square–foot lease renewal at the Suffolk Building in Falls Church. 

The office building at 5611 Columbia Pike is owned by institutional investors advised by J.P. Morgan Asset Management and operated by Carr Properties.

Colliers Government Solutions represented the building’s owners in the transaction.

According to Colliers, the transaction is the only 10-year, prospectus-level GSA lease renewal for Department of Defense in the Washington metro area signed in 2013.  DoD’s decision to renew in the Suffolk Building was driven largely by the mission-criticality of this high-security facility.

“This transaction culminates a team effort over several years following the Base Realignment and Closure (BRAC) process,” Charles Dilks, executive vice president of Colliers Government Solutions, said in a statement.

The former DoD tenant — the Missile Defense Agency — had vacated due to BRAC and the building was later backfilled by other defense agencies.  Working closely with ownership and government officials, Colliers said it was able to accommodate DoD’s occupancy needs and establish a lease structure for long-term renewal.
