Developer to renovate Rosslyn Marriott, construct three residential buildings

The Rosslyn Marriott hotel will be partially demolished and renovated and three residential buildings will be added to the site, according to a release from the Arlington County Board.

Financial terms of the plans were not released.

The hotel is located at 1401 Lee Highway and currently has 445 rooms. Site developer KBLH LLC will build three 16-story residential buildings including 451 units on the 5.5-acre lot. One building will be used for rental apartments and the other two will be condominiums, according to current plans. 

“This plan adds much-needed housing in Rosslyn, new public open space and a major renovation of the Marriott Hotel, greatly enhancing the aesthetics and functionality of this highly visible site in Rosslyn,” Board Chair Libby Garvey said.

The development will also include construction of two streets that will connect with a public esplanade to be used by pedestrians and bikers.

KBLH will develop and renovate the buildings under green, energy efficient certification programs including LEED Gold, LEED silver, Energy Star and WaterSense. 

The developers are contributing more than $870,000 worth of land to build a park in the development area and will contribute $1.75 million to the county’s Affordable Housing Investment Fund.

The redevelopment plan was passed unanimously on March 24. The Arlington County Park and Recreation Commission, Arlington Chamber of Commerce and the Arlington County Citizens Advisory Commission on Housing support the project.
