Choate Construction has been selected by the Beatty Cos. to serve as general contractor for the construction of Dulles Landing Shopping Center in Loudoun County. The first phase, expected to open by spring 2014, will have 208,000 square feet for lease by national and local retailers. The project, located at Route 50 and Loudoun County Parkway, could expand to 600,000 square feet in future phases.
So far, Beatty has announced two major tenants, a Wal-Mart and PetSmart store, which will include a veterinary clinic inside the store. Other stores that have completed lease negotiations include TJ Maxx/Homegoods, Michael’s Arts & Crafts, Famous Footwear, Five Below and Sleepy’s.
Designed by Perkowitz + Ruth, one of the center’s key architectural structures is a clock tower. The center also will have wide sidewalks, benches, water features and a plaza to provide a pedestrian-friendly environment.
“Dulles Landing represents the type of quality retail construction Choate is proud to be a part of. We are excited about being involved in bringing commerce to Arcola and Loudoun County, and look forward to working with the team to deliver a vibrant retail environment,” Dave Knudson, division manager of Choate’s Raleigh office, said in a statement.
Five separate buildings in the center will range in size from 134,000 square feet to 5,000 square feet. Choate also is responsible for all interior tenant improvements. As one of the largest general contractors in the southeast, Choate has offices in Atlanta, Charleston, Charlotte, Raleigh and Savannah.
The Beatty Cos. broke ground on the project last September.
